The Sunset Lake Story

 

Sunset Lake Cooperative originally opened in 1970 and is now a 54-home, resident-owned manufactured home community.

But that transition didn’t happen overnight. We formed the Sunset Lake Cooperative, Inc. and started on the path to resident-ownership in 2019. That’s when, with the help of Cooperative Development Institute and ROC USA, LLC, we purchased and took control of our community on March 22, 2019.

Now, the resident-owned community (ROC) is not only a successful business, but also a thriving neighborhood.

The process of the resident-owned community buying the land beneath our neighborhood brought this community closer together. Not only do we know far more of our neighbors than ever before, but we look out for one another, too. And with no outside landlord to report to, we’re the envy of other nearby manufactured home communities.

Our Member households elect our Board of Directors, which works with a property management firm and also appoints various volunteer committees to help with special projects, celebrations, community improvements and more. The Board submits a budget every year, and the entire Membership votes on it and any changes to the rent before the budget becomes official. We’re running the business that is our community on our terms, by our rules, for the betterment of ourselves and our neighbors.

Sunset Lake is a well-established community in Hinesburg, VT, for people who enjoy convenient access to the city, and also wanted to be close to an abundance of outdoor activities. In town, we have great local restaurants and locally owned businesses, which offer a wide range of service and shopping options. We are located just 20 minutes from Burlington, providing easy access to those shops, restaurants and amenities. We’re located right on Sunset Lake and four miles from Lake Iroquois, great spots for fishing, canoeing and kayaking. Lake Iroquois also has easy walking and hiking trails to enjoy. Throughout town, you can find dozens of different walking trails and loops, and explore the beautiful wooded areas our town has to offer. Our town also offers many recreation programs for children.

Hinesburg is home to many major employers, including NRG Systems, and Vermont Smoke and Cure. Interstate 89 is only 10 minutes away, with to the town from either Exit 11 in Richmond or Exit 12 in Williston. The Burlington Farmers Market is less than a half-hour away and held year-round. Montpelier, our state’s capital city, is only 35 minutes away. Our town is known for its great schools. We’re only five minutes away from both Hinnesburg Community Elementary School and Champlain Valley Union High School.

Sunset Lake is a well-established community for people who enjoy a welcoming neighborhood in an ideal location.
